Catastro
How do I find out what year my building was built? Step by step with the Catastro
The year of construction appears on the property record of the Catastro (Spanish Land Registry) website, which you can check free of charge and without a digital certificate by searching by cadastral reference or by street and number. It is the fact that decides whether you need the asbestos certificate: the Catalan Waste Agency requires it for properties built before 2002.
Why the year matters
Law 8/2026 requires the asbestos certificate to be handed over when selling or renting (art. 21.2), and the Catalan Waste Agency specifies that it is required for properties built before 2002, because the sale of asbestos-containing materials has been banned since then.
Step by step on the Catastro website
- Open the property search of the Catastro website (link in the sources).
- Choose how to search: by cadastral reference (“RC”) or by street and number. The cadastral reference has 20 characters and appears on the IBI bill and the title deed.
- If you search by street, enter the province, municipality, street and number, and pick your flat or unit from the list of properties in the building.
- Open the property’s data sheet.
- The year of construction appears in the property’s descriptive data.
This search shows only non-protected data, so you do not need a digital certificate. The owner’s name and the cadastral value are protected data.
If the information is unclear
If the building was fully refurbished, if the record does not match or you simply do not want to look it up, tell us when you order the certificate: we will check it in the Catastro with the address.
Other places where the construction date usually appears are the purchase deed and the owners’ association documents.
