Price
How much does the asbestos certificate cost and what does the price depend on?
The law sets no official price: each company or professional sets its own. At AmiantoCheck it is €190 with VAT and travel included for flats, commercial units and offices up to 150 m² in Barcelona and its metropolitan area. For houses, whole buildings, warehouses or larger areas we give you a quote first, because the inspection takes longer.
Is there an official price?
No. Law 8/2026 creates the certificate and says what it must state, but does not regulate its price. Nor is there yet a regulation setting its final characteristics and who may issue it (first final provision). Meanwhile, it is signed by architects, building engineers and engineers according to the Catalan Waste Agency’s criterion, and each sets their own price.
What our €190 includes
- A visit to the property by an architect or building engineer (30 to 45 minutes).
- Visual inspection of accessible spaces and elements: roofs, downpipes, tanks, ducts, floors, ceilings and installations.
- Signed certificate following the Catalan Waste Agency model: presence or absence, condition and risk.
- Photos and a PDF report, sent by email.
- Travel to Barcelona and the 36 municipalities of the metropolitan area.
You pay when the certificate is ready. We can handle everything in English.
What the price depends on
What matters most is the inspection time, which depends on:
- Size: more square metres, more elements to check.
- Property type: a house with a roof, patio and sheds has more places where fibre cement is usually found than a flat.
- A single unit or a whole building: a flat’s certificate covers only that flat; a building’s, all its elements.
- Use: warehouses and industrial premises usually have large roofs and ducts.
That is why the fixed price of €190 applies to flats, commercial units and offices up to 150 m², and everything else is quoted before the visit.
How to compare quotes
With no official fee, prices vary. Before choosing, check that each quote includes the same things:
- Who signs it: a qualified professional (architect, building engineer or engineer, according to the Catalan Waste Agency).
- What it states: presence or absence of visible asbestos, condition and risk, the minimum required by law until a regulation is approved (art. 21.3).
- Whether the price is fixed or depends on square metres, and up to what size it applies.
- Whether VAT and travel are included or added on top.
- Whether photos and a report are included, and how soon the visit takes place.
A low price that excludes travel or is charged per square metre can end up costing more.
Who pays for it?
The seller or landlord, who is obliged to hand it over (art. 21.2). For residential rentals, it also cannot be passed on to the tenant.
